Important Steps
- Pre-qualify first with a bank or mortage company to get an idea of the price range you need to look in. We can pre-qualify you at no charge. All you have to do is fill out our Pre-qualification Application and submit it to us. We generally have the information in a few hours.
- Take advantage of low interest rates. The lower the rate, the lower your payment will be. You can go with a conventional loan with an initial investment of 5% or more down; an FHA loan with an initial investment of 3%; or, if you're eligible, a VA loan, which requires no initial investment.
- There are always closing costs to consider, which generally run 3% of the loan amount. We will pay 1% of your closing costs if you use one of our approved lenders. We can also include the closing costs in the bottom line investment of your home if it does not exceed your qualifying amount. Should you choose to use another lender, the payment of closing costs will be your responsibility.
- To get started, all we require is a $500 initial investment (earnest money) to build on the lot of your choice. This earnest money will be applied toward your initial investment. It's that easy!

- Pay stub(s) covering most recent 30 days and past two years' W-2s
- Self-Employed
- Two years personal and corporate/partnership commitment returns; YTD P&L and Balance Sheet, signed IRS Form 4506
- Verification of Funds to Close (Funds on Deposit)
- Most recent three months bank on statements
- Verification of Funds to Close (Other Sources)
- Appropriate supported documentation (i.e., if funds are from sale of stock, provide evidence of the value of the stock and evidence of receipt of funds from sale)
- Mortgage Verification
- Name, address and account number of mortgage holder

- Landlord's name and address for the last two years
